When a homeowner calls about maintenance, they often notice their system is running louder, struggling to keep the house comfortable, or their energy bill has crept up. They know something is off but aren't sure what. Regular maintenance addresses that uncertainty by giving the system a thorough check before a small issue becomes a breakdown.

Our crew arrives with a full tool kit: multimeter, manifold gauges, coil cleaner, shop vac, and lubricant. We start by shutting off power, then clean the condenser coils and evaporator. We check refrigerant pressures with gauges, measure airflow across the evaporator, inspect the heat exchanger for cracks, and lubricate all motors. We test the thermostat calibration and safety controls.

The time and cost of a maintenance visit depend on system type—a heat pump takes longer than a straight AC—and how many units are on site. Access matters: a unit tucked behind bushes or in a tight crawl space adds time. Condition also plays a role; a heavily clogged coil or dirty blower wheel requires extra cleaning. System age can affect how easily components come apart.

On the day, we lay down drop cloths around indoor equipment and protect flooring. After the work, we wipe down the unit, vacuum any debris, and pack up all tools and materials. You do not need to be home the whole time, but we need clear access to both indoor and outdoor units. Afterwards, we leave a written report of system condition and any recommended follow-up.
